Project

Schipper 2 & Punt 2 is a residential development in Rotterdam, positioned along the Hudsonstraat beside the Dakpark. Commissioned by the Municipality of Rotterdam and developed by VORM with Maccreanor Lavington / MLA+ as architects and LOLA Landscape Architects, the project combines housing, landscape, and community building. From the start, residents were involved through open meetings, ensuring their wishes were reflected in the design. The aim was not only to create high-quality homes but also to foster sustainable social connections.

Sustainability was a key driver, with high performance targets in energy, environment, health, and long-term value. The urban plan responds to its context by keeping the buildings low along Puntstraat and Medinastraat while rising to four and five storeys on Hudsonstraat, framing the Dakpark and marking the entrances. Pedestrian passages connect the blocks to the surrounding city, and parking is consolidated to make room for landscaped courtyards and gardens.

Architectural variation is achieved with different brick tones, bay windows, French balconies, and natural stone details, giving richness and individuality while keeping unity across the blocks. Greenery from the Dakpark extends into the project through façades, courtyards, and roof gardens, ensuring a strong link between architecture and landscape.

The program delivers 142 dwellings in a mix of family houses, maisonettes, and apartments. Many homes feature private gardens or roof terraces, with easy access to communal outdoor areas. Integrated bicycle storage and 148 parking spaces support practical living.

The project was carried out in two phases: Schipper 2, with sales and construction starting in 2018 and completion in 2019, and Punt 2, which followed with delivery in late 2020. Together, they form a modern residential quarter that strengthens the neighborhood with sustainable, family-friendly housing closely tied to the life of the city and the green character of the Dakpark.
